Broadway Village PAD

The Planning Center crafted and processed a Planned Area Development (PAD) for this historic shopping center constructed in 1939. Consisting of 37,000 square feet of commercial space, it was designed to anchor and provide services to the surrounding neighborhoods. The goal was to preserve and restore the center to its original look and theme. Existing zoning did not provide the flexibility to accomplish the owners’ goals. The Broadway Village PAD incorporates design and development standards sensitive to the historic character while addressing contemporary needs for parking, circulation, trash service and setbacks. New life has been infused into the center which is a thriving center catering not only to the immediate neighborhoods but the community as a whole.
